Here is a collection of information about your new apartment

General information

Apartment must be insured. Please get a home insurance which will insure you (and your family) as well.

Normal wear and tear is included. The apartment is inspected before move in (documented in text and pictures) and at move out.
Damage caused by the tenant will be charged at direct cost and any eventual loss of income. For example grease stains on walls will be charged for painting. Sheets must be used, dirty mattresses will be charged.

  • Always keep the apartment door closed in connection with cooking to avoid disturbing your neighbors.
  • Internet log in details is found on the router. You are responsible for all trafic trough the router.
  • Normal room temperature is about 19-20 degrees centigrade.
  • Pomeroll provides standard kitchen equipment. Any special equipment is the tenant’sresponsibility.
  • Use limited amount of water and mild detergent when moping the wooden floors.
  • Green badge is for the common loundry found in the yellow building on the inner yard.
  • Lost keys must be reported immediately. Cost for new keys and change of lock is charged at direct cost.

Errors and emergency

Report errors to: fel@pomeroll.se. Provide Name, Contact info, Address, Apartment no, Description of the error (the better, the faster we can solve it), Pictures if possible.

Urgent errors and Service office during office hours: +46 (0)73 648 40 46. Urgent errors (electricity, water) after office hours and during weekends: call the hotline! Number is found on the board close to the entrance door. The hotline number varies between addresses.

In case of fire or other danger call 112 (police, ambulance, fire department). The law stipulates that there must be a fire alarm in place in each apartment. The fire alarm in the apartment is not connected to a central function or fire department. It might go off because of smoke from cooking.
If the alarm sends out a short beep every 1-2 minutes, it’s an indication that the battery is low. Please change the battery if this happens.

Electricity

Electricity exceeding the limit in your contracts is charged at direct cost.
Use of additional room heaters/electric radiators/fans is the main cause of exceeded bills. Heavy use of stove/oven, lamps and washing machine/dry tumbler might be another reason.
If you wish to provide extra heating, we recommend oil filled radiators since it’s more efficient.

Washing machine and dryer

There is a common laundry. Common laundry must be cleaned properly after use. Respect slot times.

Nails, screws, bra jumpers and equal often damages the washing machines. Empty pockets and wash bras in a net bag. Remember to empty the water tank.

Dishwasher

You need to buy correct detergent for dishwashers only. DO NOT USE HAND DETERGENT! RINSE DIRTY DISHES BEFORE PUTTING IN DISHWASHER. IF DISHES ARE VERY GREASY, CLEAN WITH PAPER TOWEL FIRST. DO NOT TRY TO FLUSH DOWN OIL OR GREASE IN THE SINK AS IT WILL CLOG UP. ANY DAMAGE CAUSED BECAUSE OF CLOGGING IS THE RESPONSIBILITY OF THE TENANT.

Kitchen Exhaust

The kitchen exhaust filter must be cleaned regularly, at least once a week. The easiest way is to put in the dishwasher. Failure to keep the filter clean will result in bad smell in the apartment and surrounding homes. Any complaints due to poorly cleaned filters is the responsibility of the tenant.

Waste handling

A fine of 500 SEK is charged for leaving waste in the wrong chute or in the building and surrounding area. Several violations may cause eviction. There is a chute for household waste in the stairway.

Other material

Glass, metal, cardboard, newspapers, plastic, batteries, bulbs and bulky waste must be left at recycling station (“grovsoprum” or “grovsopor” in Swedish).

Cleaning the drains

Don’t flush food down the drain, throw it in the garbage. Cleaning the drains is the resident’s responsibility. Please use the methods below:
